We charge a Marketing/Letting fee equivalent to 50% plus vat of one month's rent upon instruction which includes all required marketing, advertising, tenant referencing, inventory and tenancy agreement preparation, this fee is capped at a maximum of £500 plus vat. Our monthly management fee is then 12% + VAT of rents collected.

No fees are payable in advance. We will take this payment from the first month’s rent.

RENT GUARANTEE AND LEGAL INSURANCES ARE NOT INCLUDED AS STANDARD BUT ARE AVAILABLE BY REQUEST.

Let Only Service

This particular service may be of interest to the more experienced property individual who prefers to take care of the day to day management of their property themselves. We will assist you in the search for a suitable tenant and complete all the essential paperwork. Our let only service includes the following:

  • Free no obligation rental appraisal
  • Free advice on which property is a viable purchase and its rental potential
  • Appropriate marketing strategies including online advertising on the main property portal websites, our own interactive website and Facebook
  • Eye catching To let sign
  • Accompanied viewings six days a week
  • Comprehensive tenant checks and referencing
  • Full and thorough photographic inventory taken on an ipad with specialised software
  • Reading of meters and changing of utilities via Homeshift
  • Collection of the first month’s rent and deposit monies
  • Deposits registered with the custodial DPS scheme to meet with government regulations
  • Tenancy agreement preparation and appropriate signing
  • All documents provided electronically via Docusign

For the above we charge 75% plus vat of one month's rent. A minimum fee of £540.00 including VAT applies to any let only property.

No fees are payable in advance. We will take this payment from the first month’s rent.
